Cabin 25 is a detached and furnished two-bedroom leasehold log cabin towards the top of the village with an enclosed veranda. It is in good decorative order throughout and has an open outlook from the veranda and decking. The garden is a good size with lawn around the cabin and the parking area is within the plot. All windows and doors are UPVC double glazed.

Location

Trawsfynydd Holiday Village is situated some 14 miles south-east of Porthmadog and 10 miles north of Dolgellau on the east side of the A470.  It is 2 miles south of Trawsfynydd near the hamlet of Bronaber. The holiday village is well established with many mature trees and excellent views over the countryside and mountains.  There is a launderette and small shop on the site.

Accommodation

The property is approached from the parking area along a short path and via several steps up to the decking.

Enclosed Veranda

1.41m x 3.65m. Double glazed rosewood UPVC door and windows with white UPVC inside. The cladding above and below the windows has 50mm kingspan insulation between the half logs and it has timber floorboards. There is a table and four chairs, a wall mounted heater and a shoe stand.

Lounge & Kitchen

Kitchen: 1.32m x 2.1m Modern fitted white base and wall units, with a stainless steel sink unit and electric water heater in cupboard below to serve kitchen and bathroom, a fitted induction hob and oven with extractor above, a free standing fridge below the worktop and grey laminate flooring.  Freestanding kitchen trolley.

Lounge: 3.99m x 3.08m. The lounge has 2 matching 2-seater sofas, a TV stand with TV, DVD player and freesat box, coffee table, corner shelving, a night storage heater and a log effect electric stove heater and is carpeted. Access to broom cupboard with electric meters.

Bathroom

Modern electric shower, heated towel rail and heated mirror, white WC and washbasin in vanity unit, tongue and groove panelled walls and lino flooring.

Bedroom 1 (right)

1.96m x 2.98m double bedroom, with double bed, bedside cabinet and lamp, freestanding wardrobe, wall mounted heater and is carpeted.

Bedroom 2 (left)

The cabin has a good sized garden with lawn and some bushes and hedges around it and a good size decking area to front with open views. The car parking space is within the plot along a short paved path.

Services

None of the services have been tested, but the log cabin is connected to the site’s water and drainage system and to mains electricity.

Tenure

Leasehold: A new 50 year lease was issued on 20th February 2009 and will be assigned on completion. The cabin can be used for holiday purposes only and only between 1st December and 31st October. Current site fees can be obtained from the site office.
